Marketing drawings for sales or leasing
Prospective buyers and tenants can use a marketing drawing to quickly visualise the available space in a property. Our team can prepare simple floor plan drawings specifically designed for commercial, retail or industrial real estate whether that is for sales or leasing campaigns. Our team has always focussed on the commercial real estate market so we know exactly what you need.
A Marketing Drawing is a scale floor plan showing;
- Internal office fit out.
- Amenity details.
- Roller shutters (if applicable)
- Clearance heights in warehouses, stairs & workstations (if required).
Everything is colour coded to show the different spaces or elements like offices, warehouse and amenities etc. By displaying the overall dimensions of a building or tenancy it can give you a good understanding of the size of your premises.
We can also include custom details like the width and height of a roller door, tenancy renewal dates and lease information if required with any drawings able to be shared with relevant, accurate, and understandable information. Prospective buyers or tenants can quickly visualise how the building will benefit them for their use.
Some common scenarios for using a marketing drawing;
- Valuation of a Property.
- Sale of a Property.
- Prospective Tenants moving into a new premise.
- Determining internal clearances.
- Assisting with office fit-outs or partition walls.
A Marketing Drawing can be applied to Industrial Sites, Commercial Sites & Retail Sites. These can be used in Information Memorandums (IM’s) for the sale of a property, handed to existing tenants, space planning and marketing campaigns. A Marketing Drawing can provide an excellent base for marketing the sale of a building or for prospective tenants looking for a new space to occupy.
Our typical process
We gather as much information as possible prior to us submitting a fee proposal. Once we are engaged to carry out these works we then request access to the premises through either the property manager or tenant.
Our experienced Surveyors & Field Technicians are highly trained in gathering the information to accurately survey all visible elements within a building.
We utilise the latest surveying technology to capture our data then produce our marketing plans. Using the latest CAD software programs everything is captured and processed accurately to start producing our marketing drawings. The equipment we use is state of the art, ranging from traditional total stations to 3D laser scanning or RPA (drone). We only use the latest software tools including AutoCAD & Revit.
Once our plans are drafted they go through an intensive QA process via an independent audit to ensure that what we have captured is delivered to the highest levels of accuracy possible.
- Initial consultation to ensure we can meet your needs.
- Agree on a scope of work.
- A site visit is organised with one of our qualified technicians with the necessary data collection equipment.
- All data is then processed via our team located in one of our offices around the Country.
- All plans or drawings are then independently reviewed via our QA process.
- All deliverables are then created for viewing in PDF, AutoCAD or Revit.
- We also have the ability to create an ‘Uplift’ model which is an interactive view of the site.
Realserve has been in this industry for almost 20 years and is always researching new technology. As industry leaders in the preparation of Marketing Drawings, we ensure all our plans are measured and presented accurately. We have extensive knowledge in all areas of surveying and offer our clients a quality product. This provides peace of mind for agents, owners and tenants.

The International Property Measurement Standard (IPMS) is a standardised and globally applicable method for measuring property. This global method of measurement is being introduced gradually into Australia
Typically, the Gross Floor Area (GFA) is measured in accordance with each Council’s Local Environmental Plan to determine a buildings Floor Space Ratio (FSR).
A Lettable Area Plan in South Australia cannot be used or registered for a written lease by a solicitor. Confirming whether your plan requires to be registered or not, is very important as it requires the appropriate Filed Plan Presentation and Lodgement.
