LEASING SURVEYS

A Leasing Survey, or as we refer to it a Lettable Area Survey, is an accurately measured survey of floor space. Lettable Area Surveys are often used to assist with rental calculations, property valuations and lease negotiations. These are calculated in accordance with the Property Council of Australia – Method of Measurement Guidelines.

 

Requesting and receiving a Lettable Area Survey from an experienced surveying company like Realserve is an essential part of obtaining an accurate Lettable Area and safeguarding the interests of both tenants and owners. A small miscalculation in the NLA (Net Lettable Area), GLA (Gross Lettable Area) or GLAR (Gross Lettable Area – Retail) of a property can have significant impacts when multiplied over the course of a 5, 10 or 20 year lease.

Calculating tenancy areas in Office Buildings and Office and Business Parks.

 

GROSS LETTABLE AREA SURVEYS (GLA) for Industrial Sites
Calculating tenancy areas in Warehouses, Industrial Buildings, Free Standing Supermarkets and Showrooms.

 

GROSS LETTABLE AREA – RETAIL (GLAR) for Retail Tenancies
Calculating tenancy areas in Shopping Centres, Strip Shops and Free-Standing Shops in suburban streets.

A GLA (Gross Lettable Area) survey is the floor space contained within a tenancy at each floor level measuring to the dominant portion of the outside faces of walls of the building alignment.
This method is used when determining tenancy areas in office buildings and office and/or business parks. The NLA of a building is the sum of its whole floor lettable areas.
A GLAR (Gross Lettable Area – Retail) survey is the aggregate of floor space contained within a retail tenancy at each floor level measuring to the internal finished surface of the external building walls, centre line of inter tenancy walls and to the mall line in the scenario of shopfronts.
A GFA (Gross Floor Area) survey is measured and calculated in accordance with each council’s Local Environmental Plan (LEP) for a whole building. Commercial office buildings, Industrial or retail centres.
Lettable Area Surveys – measured in accordance with the Property Council of Australia’s method of measurement guidelines for NLA, GLA and GLAR surveys.
Filed Plan Surveys are created in line with SA specific guidelines for land titling and lettable area advice.

Lease Plan Surveys are created in line with Queensland specific guidelines for land titling and lettable area advice.
